The Loft Conversion

Sidorova Design was engaged by the owner of 48 Horace Avenue (in Dagenham, Romford – RM7) to convert the existing loft space into two bedrooms adjacent to one another, a bathroom and a landing/hallway.

Space for the bedrooms was created via the addition of a ‘dormer’ (a roofed structure, often containing a window, that projects vertically beyond the plane of a pitched roof). Build materials for the dormer included ply, plaster board and insulation board with waterproofing applied to the dormer’s flat roof.

Two skylight windows were positioned in the roof of the conversion – one added above the bathroom and the other above the hallway – to let in natural light. Additionally, the new dormer structure included windows (one for each new bedroom) facing outwards from the front of the house elevation.

Comparing the Existing & Proposed plans below provides a clear overview of the added living space created, increasing the property’s value.

Design Services & Building Control Application

An important area of design focus was the introduction of the 2 skylights (which are subject to Planning Permission approval). Ana and her team aided their client in understanding the possibilities and limits relating to their potential loft development (with skylights granting access to natural light from outside of the property) by outlining different feasible designs via in-depth discussion and the production of plans conveying the various options.

The rest of the proposed conversion full under ‘permitted development rights’ (these are a national grant of planning permission which allow certain building works and changes of use to be carried out without having to make a planning application).

Subsequent to the above consultancy and plan generating process, Sidorova Design set to work on drawing up Building Control plans to figure in the client’s Building Control application, approval for which followed swiftly.

With a wealth of expertise and experience in both Commercial and Residential projects, Sidorova Design’s involvement in the application process mentioned above meant that approval was obtained expediently.
